First-Time Home Buyer Guide: Everything You Need to Know Before Buying Your First Home 

Buying your first home is one of the most exciting milestones in life — but it can also feel overwhelming if you don’t know where to start. Between financing, inspections, offers, and closing costs, there’s a lot to learn. That’s why we created this step-by-step First-Time Home Buyer Guide — to help you feel confident, prepared, and empowered every step of the way. 

Step 1: Determine If You’re Ready to Buy 

Before browsing homes online, take a moment to assess your readiness: 

  • Do you have a stable income? 

  • Is your credit score in good shape? 

  • Do you have enough saved for a down payment and closing costs? 

If you're unsure, this is a great time to speak with a REALTOR® or mortgage lender to evaluate your financial situation and set realistic expectations. 

Step 2: Understand Your Budget 

It’s easy to fall in love with homes that are out of your price range. That’s why getting pre-approved for a mortgage is essential. 

What you'll need: 

  • Pay stubs and tax returns (usually 2 years) 

  • Credit history and score (aim for 640+, ideally 700+) 

  • Proof of assets (bank accounts, savings, retirement) 

Pro Tip: Your monthly home payment should ideally not exceed 30% of your gross monthly income. 

Step 3: Explore Loan Options 

There are several mortgage types available to first-time buyers: 

  • Conventional Loan – Requires as little as 3% down with good credit 

  • FHA Loan – 3.5% down, flexible credit requirements 

  • VA Loan – No down payment (for eligible veterans and military) 

  • USDA Loan – No down payment for eligible rural areas 

Also, look into down payment assistance programs in your state or county, like those offered in Texas or Montgomery County. 

Step 4: Hire a Real Estate Agent 

A licensed REALTOR® helps guide you through the entire process, from property searches to closing day. They’ll: 

  • Help you find homes in your budget 

  • Schedule tours and viewings 

  • Handle paperwork and negotiations 

  • Protect your interests during inspections and offers

Step 6: Make an Offer 

Once you find the right home, your agent will help you submit a competitive offer using a standardized contract. 

Key elements of the offer: 

  • Purchase price 

  • Earnest money (usually 1%) 

  • Option period (typically 7–10 days to inspect the home) 

  • Closing date 

The seller may accept, reject, or counter your offer — and this is where your agent’s negotiation skills really shine. 

Step 7: Get a Home Inspection 

During the option period, hire a licensed inspector to examine: 

  • Roof, HVAC, plumbing, and foundation 

  • Electrical systems 

  • Signs of pests, mold, or water damage 

Your agent will help negotiate repairs or credits before proceeding to closing. 

 

Step 8: Finalize Your Loan 

Your lender will order an appraisal to confirm the home’s value and will verify your finances again before issuing final loan approval. 

You'll also: 

  • Review the Closing Disclosure with all your final costs 

  • Complete a final walk-through of the home 

Step 9: Close & Get the Keys! 

On closing day, you’ll sign loan documents, pay your remaining closing costs and down payment, and finally — receive your keys! 

Congratulations! You’re now a homeowner! 

First-Time Buyer Tips to Remember: 

  • Don't skip pre-approval — know your numbers before you shop 

  • Don’t make large purchases (like furniture or a new car) before closing 

  • Always budget for extra costs (repairs, utilities, moving, etc.) 

  • Ask questions — there’s no such thing as a silly question in real estate!
